Our let only fixed fee includes the following as standard

Dedicated Agent

Your own dedicated experienced professional Lettings agent who will project manage your whole transaction and guide you through all the lettings process and will be on hand to answer any questions you may have.

Viewings 

We manage and carry-out viewings on behalf of our Landlords. We confirm all viewings within 24hours of their commencement and offer feedback to our Landlords on completion of viewing.

Modern marketing methods

We use a wide range of modern digital marketing platforms, tools and techniques to promote your property and to engage as many prospective buyers as possible. We tailor our approach for your specific property and will update you frequently as to how your property is performing.

Tenant vetting / Agreement



Arguably the most important factor when letting the property is the prospective tenant. The whole success of letting depends on finding the right tenant. If an applicant wishes to proceed with a tenancy, we will assess their suitability.

The references aim to check that each tenant is creditworthy by for example checking for CCJ’s and arrears and obtaining employer, landlord and character references. Once references have been received, we will contact you to confirm the results of this and advise of the proposed checking in date.

All necessary legal paperwork will be prepared and signed and any outstanding balances settled by the tenant before the tenancy commences.

Premium listing


A premium listing allows your property to be highlighted and more prominent than regular listings. In practice, when a prospective customer sees a list of properties in the search result page; the premium listing will be highlighted from the regular listings. 

EPC Certificate


An energy performance certificate is a report that assesses the energy efficiency of a property and recommends specific ways in which the efficiency of your the property could be improved. This is a legal requirement when selling or renting out a property.

List Only ( £150 )


Landlords are expected to provide EPC, property description for marketing with our List Only package (standard  property and ownership checks carried out by Banjo Properties prior to publication). We will also act as an intermediary between the Landlord and potential tenants, receiving and forwarding all enquiries. Property will be listed on our website and on major property search portals including Zoopla.

We carry out 6 monthly official visits but we can be in and out of your property six/eight more times a year depending on what is happening with the tenant with regards to repairs or problems they may be having.

We don’t hold onto your rent money we process this as fast as possible. 

We use local contractors to carry out work or we are happy to use your nominated contractors.

  • Management fee 10% 

  • Inventory Fees – This is dependent on the size of the property
